Specifications
for 2005 4th Street South
The construction of the unit at 2005 4th Street South, Naples Florida
shall be based on the following specifications and/or conditions:
1) We include
general conditions, consisting of permit fees, Builders Risk insurance,
survey
layout work, Supervision, temporary electric, water and toilet, wind
insurance, testing fees,
flood insurance, protection, debris removal, daily clean up and final
clean up.
2) Site work shall include all site clearing, building fill, site fill,
final grading and required
compaction/density testing as an allowance of $25,000.00.
3) Water and sewer laterals have been included on an allowance basis
of $1000.00 to connect to
existing taps supplied by the applicable utility company.
4) Driveways have been included as crushed shell as described on Architectural
land Designs
(ALD) drawings last revised 9/21/04. Walkways, pool deck, pool and spa
coping and
first floor Veranda finishes have been included using both Dover queen
size brick and Multi
color slate in an ashlar pattern as depicted on ALD’s plans.
5) Soil treatment for subterranean termites has been included with a
one-year warranty.
6) All concrete work, reinforcing steel and masonry work has been included
as outlined on the
drawings. Concrete shall have a minimum compressive strength of 3,000
P.S.I. at all footings,
slabs, columns and beams. Concrete masonry units shall have a minimum
compressive
strength of 1500 psi. All reinforcing steel shall be ASTM A-615 grade
60 and shall be placed
in accordance with AC1318. All work shall be in strict compliance with
the Florida Building
Code (2001 edition) and local ordinances.
7) Prefabricated engineered floor and roof trusses have been included
as outlined on the truss
layouts by Cox Lumber drawings and are manufactured in compliance with
130 mph wind
loading category B standards for an enclosed building.
8) All rough
carpentry work has been included, consisting of metal and/or wood frame
interior partitions, plant shelves and soffits per the drawings. All
bearing partitions and knee walls shall be #2 Grade Southern Yellow
Pine. All exterior wood materials are included using S4S standard and
better grade Western Red Cedar or Douglas Fir.
9) Interior
finish carpentry materials shall consist of all paint grade poplar
material of custom shapes provided by Gulf Coast Millwork as follows.
Baseboards shall be 1 X 7 3/8”
(SSH2001)
with 1 1/8” SSH2100 cap and 1 5/8” in all first floor areas.
Second floor base shall be 1 x 5 3/8”
(SSH2002) with 1 1/8” SSH2100 cap and 1 5/8” ogee shoe molding
in areas where floor covers are wood or tile. All casing shall be 3 1/2" (SSH200)
style in poplar with 7/8”x 3 ¾” (SSH110) plinth blocks
at all door openings. Head casings at all doors and windows shall consist
of a three piece built up profile of (SSH100, SSH300 and SSH110). Interior
window sills shall be 5/4”
x 9” with a round over edged in poplar,
interior
window jambs shall be returned with ¾”
S4S poplar and apron will be 3 ½” (SSH200) window casing.
Interior Columns (if depicted on the drawings) shall be paint grade S4S
poplar. All beams as depicted on the reflected shall be wrapped in S4S
poplar with beaded edges. Bead board with a custom profile has been included
on walls and ceiling on allowance basis of 3200 square feet.
10) Cabinetry
is being manufactured by Elmwood, has been included on an allowance
basis as follows, and based on Harbinger Woodcrafts drawings last revised
9/28/04.
Kitchen:
Normandy door style with paint and glazed limestone low sheen finish
includes appliance panels.
Dining Room:
Cartier Door in maple with “G” edge detail with stain and
glazed finish TBD.
Powder Bath:
Furniture piece on an allowance basis of $2000.
Master Bath:
Lexington maple door with “B” edge detail and stain and
glazed finish TBD.
Bath #1:
Normandy door style with paint and glazed limestone low sheen finish.
Bath #2:
Thermofoil cottage door.
Bath #3:
MDF Montana Porvincial with paint and glaze TBD.
Study Bath:
Baron door with “G” edge detail in maple, stain and glaze
finish TBD.
Vestibule
#4 Bar: Princeton door in maple with “G” edge detail and
a stain and glaze finish TBD.
Laundry:
Thermofoil cottage door.
Outdoor
Kitchen: Custom Cabinet on and allowance basis of $5,500.
Family Room:
Custom Millwork Built-ins on and allowance basis of $13,000.
All other
bathroom vanity tops, Laundry and bar tops are included using granite
or marble on and allowance basis of $16,292. For sink selections, see
the owner’s selection sheet attached.
Kitchen
counter tops are included using granite on and allowance basis of $8,500.
11) Building
insulation has been included as indicated on the plans, consisting
of Demilec Sealection 500 foam insulation nominal 5” (95% heat
flow reduction R-19) under air-conditioned living area roof decks to
create Thermal Envelope, including attic knee walls, and sealing eaves.
Demilec Sealection 500 foam insulation will be installed in any 2x6
exterior framed walls 3.5” nominal, under floor over exterior
area, under floor interior living area and ¾” R-5 foil
faced polyisocyanurate sheathing on all interior of exterior block
walls.
12) Roofing
has been included using the 26 gage galvalume 5-V-Crimp metal roofing
(Natural Gray). All sheet metals have been included using 26 gage valley,
flashing and drip edge. Dry-in felt 30 lb. is included, modified roll
roofing install in crickets, metal roofing is to be installed over
1 x3 pressure treated battens.
13) Gutters
and down spouts are included on and allowance basis of $2,500.
14) Interior
doors are included as shown on the drawings, consisting of LDF 201
False Louvers with applied moldings from Precision Architectural Products.
Exterior doors shall be provided by Andersen Windows and doors as follows.
Patio doors with prefinished White exterior and clear pine interior,
glazed with .090 Impact resistant glazing with soft gray tint. Includes
multi adjustable hinges powder coated white on outswing units, multi
point locking system with Yuma Distressed Bronze hardware. Doors, which
are depicted as having mutton bars, will include simulated divided
light grills.
15) All
interior hardware has been included as manufactured by Emtek Cortina
style with oil rubbed bronze finish. Interior door hinges shall be
black. Bifold door pulls to be solid oil rubbed bronze by Omni.
16) Garage
Doors by Amarr – Door Spec: Amarr Garage Doors
– custom cedar-clad series “Carriage House” doors.
Finishing and finishing prep by Builder. 1-Year factory warranty on door
panels, 3-year warranty on hardware, 1-year labor. Operator Spec: Model

“Carriage House Door” Operator, Strong & Quiet, Lifetime
factory warranty on motor and belt, 5-year parts. Includes (1) remote
per car space, and (1) keypad per home. Exterior Cladding Description: “Super-Ply” marine
grade plywood (stain-grade) base layer covering entire exterior door
surface. Design Over-Lay to be Western Red Cedar – S.T.K.. Material
applied by use of adhesive and mechanical fasteners. All fastening done
from “insideout”. No visible exterior penetrations. Interior
filled w/ vinyl-faced EPS foam insulation with luan veneer over the vinyl-faced
foam. Wind-Load: base door used for cladding is Amarr Heritage III series,
24 Ga. Hot-dipped galvanized steel flush door panels. 9’ Doors:

17) Vinyl
clad windows have been included as manufactured by Andersen Windows®,
Anderson windows will include vinyl clad exteriors in White with clear
pine interiors, hardware color to be white, insect screens on all operating
units, .090 Impact resistant glazing with soft gray tint, glazing shall
carry a 5 year manufactures warranty. Windows, which are depicted as
having mutton bars, will include prefinished non-removable grills
18) Vanity
Mirrors are 1/4" standard fit, mounted with mastic to a height
of the underside of soffit or where applicable of height of eight feet.
In addition, shower enclosures have been included as shown on the drawings
using frameless enclosures with clear glass to a height of 80" from
the bathroom floor.
19) Gypsum
drywall work is included at all areas as shown on the drawings. All
walls and ceilings throughout the house shall have a smooth finish,
all uncased corners shall received a corner bead. Light weight concrete
board shall be used at all wet areas.
20) All
stucco on exterior block walls will be 5/8” thick with a sand
finish plaster, all lath stucco will be 5/8" thick with a sand
finish, all windows, doors, columns and corners of the house will be
corner beaded with plastic bead.
21) Siding
is to be 5/16” x 8 Hardi-plank lapped as depicted on the plans
and exterior trim at corners, windows, freize, and exposed rafter tails
will be S4S western Red Cedar. All exposed soffits shall be 1 x 6 cypress
T&G. All exposed wood ceiling at car port to be 2x 6 T&G western
red cedar.

23) Shelving
materials allowance of $3,500 has been included and shall be of the
Kenosa ventilated wood type.
24) Painting
work shall be provided in all areas as indicated with related caulking
and spackling, more specifically, all stucco and drywall areas to receive
two coats of paint and all wood work to receive three coats of paint.
The Exterior paint color to be decided. Interior paint color to be
Sherwin-Williams Dover White.
